Selection and registration of real estate for investors, family relocations and "wintering" in Argentina. The portfolio includes only verified objects from owners and developers, transparent escritura pública transactions and support at every stage:
  • market and liquidity analytics;
  • checking encumbrances in Registro de la Propiedad Inmueble;
  • account opening and currency control ARCA;
  • obtaining a residence permit through investments.

I am Ruslan Sayfutdinov, an international lawyer.

The author of the information Telegram channel Argentina about the laws

I have a real estate practice with a permanent physical presence in Argentina, Uruguay, Paraguay and Spain.

I have built a partner network of several dozen agents from leading agencies and notaries in the most sought-after locations in Argentina.

The cooperation model that I use meets the main principles of a secure transaction:

  • eliminates conflicts of interest,
  • creates a cross-control system,
  • and it ensures a result in which each party is responsible for its part - independently and professionally.

The agent searches for it, the notary draws it up, and I check it.

Moreover, the agent and notary receive payment only after the transaction, I receive it before, and if I find a legal risk, I can stop the transaction process at any time, which eliminates errors in a tangible issue.

This model reduces pressure, haste and losses to zero, since I have no interest in "dragging" the client to the deal at any cost.

I work only with verified facilities, turnkey support, with full legal protection.

Buenos Aires - cultural center with a European face

Buenos Aires is the capital of Argentina and one of the most expressive cities in South America. Spacious boulevards, European-style architecture, the atmosphere of art and freedom - all this forms its special character. The city combines the energy of a megalopolis with the comfort of neighborhoods where it is pleasant to live.
Buenos Aires was originally built on the model of European capitals. The blockaded buildings, wide streets, parks and squares give it an amazing architectural unity. In spirit, it is closest to Paris and St. Petersburg - majestic, but lively.
The city is interesting for investors and buyers: well-developed infrastructure, a variety of areas, affordable prices by world standards and openness to foreign buyers. It is easy to find accommodation for rent, for recreation or for living here.
Buenos Aires is the choice of those who appreciate the culture, aesthetics and possibilities of a big city.

Mar del Plata is a seaside resort with urban amenities

Mar del Plata is the main beach town in Argentina, where the atmosphere of relaxation and the rhythm of urban life are combined. The long coastline, rocky coves, wide beaches and embankments make it an ideal place for those who are looking for accommodation by the sea. The city was formed at the beginning of the 20th century as a resort for the aristocracy, thanks to which its characteristic architecture has been preserved here: stone villas in the style of French chalets, art deco and a unique "marplatense". The developed infrastructure - schools, universities, hospitals, theaters, cafes and markets - makes life here comfortable, and at the port you can see seals, which have become an unofficial symbol of the city. Mar del Plata is the choice for those who want to live by the ocean without giving up the comforts of a big city.
San Carlos de Bariloche - The Alps
in Argentine
Bariloche is a mountain resort on the shores of Lake Nahuel Huapi, surrounded by majestic Andes Mountains and coniferous forests.
Here, nature captures at first sight: the purest lakes, snow-capped peaks, and nature reserves. This is one of the most beautiful places in Argentina - and one of the most desirable for buying a home.
The city is known for its Alpine-style chalets, chocolate shops and ski resorts. The architecture is inspired by European mountain villages - with stone, wood and gabled roofs. It looks like Switzerland, but with an Argentine accent.
Bariloche is popular all year round: in winter - for skiers, in summer - for outdoor enthusiasts. This makes the real estate market especially stable here: houses and apartments are easily rented out, especially during the tourist season.
San Carlos de Bariloche is an ideal place for those who are looking for solitude, nature and European comfort in the Argentine mountains.

Why do they trust me

In Argentina, real estate transactions still follow the usual "traditional" schemes, which do not always comply with the law - without disclosure of documents, without a transparent ownership history, with the risk of passing on other people's debts and questionable payment stages.

I propose a fundamentally different model:

  • I work only through notaries who comply with the law.
  • I check every document: escritura, encumbrances, debts.
  • I insist on a full legal analysis before making an advance payment.
  • Personal control at all stages - regardless of agencies and sellers.

The model is designed so that every step is justified and verified, and actions are coordinated and transparent, while the client's interest remains the top priority.

Thanks to this approach:

  • Not a single disputed transaction.
  • More than $2.5 million in transactions.
  • Reliability, confirmed by the result.

I'm in favor of protecting your interest, not convincing you "it's the way it's done."

Comfort, location, security: everything you need for a profitable and relaxing purchase

  • Location and facilities

The facilities are located only in the most liquid neighborhoods of the city and are of high quality.
  • Architecture and renovation

Modern kitchens, designer finishes, smart home system, scenic views of the city
  • Legal purity

Verification of title of ownership, debt of ABL
    and Expensas

«I want to go to Argentina, but the news scares me».
Argentine citizenship: the conditions that work now.

Are you planning to move to Argentina, but are you afraid and postponing because of rumors about changes in migration legislation? Not worth it. You just need to plan everything correctly with a professional lawyer.
I am Ruslan Sayfutdinov, a practicing lawyer.
Briefly about the main thing: the presidential decree, which everyone is talking about, is not a law - it has not been approved by parliament, which means it does not amend either the law on citizenship or the procedural rules of legal proceedings. This is an important starting point. Now about the current practice. Now there is a situation where Migraciones does not accept applications for citizenship (they are waiting for regulations), and the courts more often try not to accept applications, referring to new changes. Yes, it looks like "tightening," and this is how it actually manifests itself:
  • The period of stay is 2 years from the date of receipt of the DNI, not from the date of entry.
  • Continuity of residence: two years - no trips at all.
  • Cancellation of preferential grounds: there are no more accelerations for certain categories - everything follows the general rule.
  • Not every temporary stay leads to a DNI: you can live for a long time and not open the right to citizenship if the basis "does not lead" to a document.
  • Finance and taxes: a confirmed source of income, declarations and payments - everything is attached to the case.
  • Medical insurance is required.
But even in this scenario, there is a way out. Moreover, there are early results: there are decisions of provincial courts that accept cases of citizenship for trial. This is the result of my work and the work of my team. We don't act according to a pattern. We work with each client individually, based on the real possibilities and life circumstances: we select the basis, arrange the length of stay, prepare evidence of income and taxes, take into account the medical part and the procedural steps. Make an appointment for a personal consultation and I will prepare step-by-step instructions for you. Moving to Argentina is not a reason to panic from the news, but a project with clear stages. It just needs to be handled properly.

DNI: we are analyzing the main document of Argentine citizenship

In this article, we will talk about a DNI document on temporary or permanent residence. Getting DAYS is not an easy task, so I have devoted a separate article to this topic, since it is impossible to obtain citizenship without this procedure.
The Digital Nomad is a “guest", not a “resident". Transitional statuses are issued for up to a year and they do not lead to a DNI. Even if you have 180 days + 180 days of extension, this is not the way to permanent residence, but in practice, difficulties with the bank and long-term rent. DNIS are issued only to temporary or permanent residents, which means that the status needs to be changed.

My name is Ruslan Sayfutdinov, an international lawyer with 20 years of practice. I am helping to complete the RaDEX → precaria → solution → DNI route without "extra circles". The main rule. Don't “sit on precaria". The extension of precaria does not in itself create seniority and does not guarantee approval (Decree No. 366/2025).

The goal is to bring the matter to a decision on the residence and issue a DNI. How it looks in practice (3 working routes)
1) Family reunion. If you have an Argentine spouse, an Argentine child, or close relatives with a residence permit, this is a direct route to temporary residence. Submission via RADEX, we prepare in advance the proof of kinship, apostille and translation. For the period of consideration - precaria, after approval - DNI.
2) Official employment. The employer must be in RENURE. Package: passport, contract/offer, proof of address, certificate of non-criminal
record. Next - RADEX → precaria → solution → Temporary resident's DNI.
3) Rentista (passive income). Suitable for those who live on income from assets (rent, dividends, interest). It requires a stable monthly passive income of at least five minimum wages (≈ 1,400 USD as of June 2025), the legal origin of funds (lease agreement, brokerage/ bank statements) with apostille and transfer, and entry into an Argentine account.
Next — RADEX → precaria → solution → DNI.
Mini checklist: what to prepare
1. Confirm the source of income: ownership, lease agreement, brokerage/bank statements on investments.
2. Make an apostille and a translation if the document is foreign.
3. Apply through RADEX, get precaria, wait for the decision and go for DNI.
If you are already on Digital Nomad
Half the way is over: you are in the country and you can switch to a temporary residence, which gives you a DNI. Don't waste months guessing. Choose a route (family / work / rentista) and put together the right package the first time - save both money and nerves.

How do I work? I conduct an express audit in 15 minutes. I will check the family category, the employer's willingness to RENURE, and the sufficiency of evidence as a rentista. Next, your personal plan: RaDEX → precaria → solution → DNI.

If you need an analysis of your situation, all contacts are in the profile. Read on - there's even more practice ahead. See you.
